Rental and payment

For private guests

We rent residential accommodation for short and longer stays. Rentals to private individuals are carried out under a residential premises rental business certificate (activity code 051).

Choose an apartment and dates, then submit a booking request. We will send payment details after receiving it. We confirm the reservation once payment is received and send check-in instructions before the stay.

For companies

We accommodate company employees, including for longer stays. We issue rental agreements and invoices to companies.

When a company rents residential accommodation from a private individual, applicable law may require it to withhold, declare and pay personal income tax (GPM) to the Lithuanian Tax Inspectorate.

A company generally withholds 15% GPM from the gross rental amount rather than adding it to that amount. This is reported as class A real-estate rental income (income code 23). Different rates may apply to the final annual tax calculation under the applicable thresholds.

Detailed House Rules

1. Booking and payment

A booking request is not a final confirmation. A reservation is confirmed only after the agreed payment is received and the host confirms it. Guests must provide accurate booking details and the exact number of arriving people.

2. Check-in and check-out

Check-in is from 14:00 and check-out is by 11:00. Self check-in applies. Key or door-code instructions are provided before arrival only for confirmed reservations. Early check-in or late check-out requires prior agreement.

3. Smoking

Smoking cigarettes, electronic cigarettes, heated tobacco or any other smoking products is prohibited inside all apartments. If smoking indoors is established, the €50 additional cleaning charge stated in the rental agreement and invoice applies. Actual additional costs of cleaning furniture, textiles or other property, or restoring damaged property, may also be recovered under the agreement and applicable law.

4. Parties and noise

The apartments are for accommodation, not parties or events. Parties, noisy gatherings and disturbing neighbours are prohibited. Quiet hours are 22:00–07:00; please respect neighbours at all other times as well.

5. Guest numbers and visitors

Only people named in the reservation may stay overnight, within the apartment’s permitted occupancy. Additional overnight guests require prior agreement with the host and, where applicable, a booking and payment adjustment. The apartment may not be handed over to third parties.

6. Fire safety

Open flames, candles, fireworks and other hazardous sources of combustion are prohibited. Do not cover, disable or interfere with smoke detectors. Do not overload sockets, use defective appliances or leave hazardous appliances running unattended. Keep exits and evacuation routes clear. Call 112 if you notice a fire or immediate danger.

7. Electrical and household appliances

Use appliances safely and only for their intended purpose. When leaving, switch off unnecessary electrical appliances, turn off taps, close windows and lock the door. Do not dismantle, repair or alter electrical, heating or other equipment without permission.

8. Cleanliness and hygiene

Keep the apartment reasonably clean, use kitchen and sanitary facilities properly and place food waste and rubbish in the designated bins. Do not pour coffee grounds, grease, food scraps or other drain-blocking substances into sinks or sanitary fixtures. Reasonable additional costs may be recovered for unusual soiling or faults caused by guests.

9. Property and damage

Take care of the apartment, furniture, bedding, equipment and keys. Report damage, faults, lost keys or other problems to the host promptly. Reasonable losses caused by a guest’s fault or lost property may be recovered, excluding normal wear and tear.

10. Pets

Pets may be brought only with prior agreement with the host, subject to the conditions of the particular apartment. This does not limit statutory exceptions for guide dogs or other assistance animals.

11. Security and other people

Guests are responsible for locking the apartment and keeping access codes confidential. Do not publish or share access codes with unauthorised people. Inform the host promptly about any security issue.

12. Faults and unexpected events

Inform the host as soon as possible about water leaks, electrical faults, blocked drains, heating problems or other important faults. In an emergency, put people’s safety first and call 112 if needed.

13. Changes and cancellations

The change and cancellation terms provided for the specific reservation apply. Contact the host or follow the booking platform’s process to request a change.

14. Following the rules

Guests must follow these rules, applicable law and lawful host instructions concerning safety and proper use of the premises. For serious breaches, the host may take measures available under the agreement and applicable law.
